The Challenge

Severe water ingress was pushing through broad wall sections into living areas and
bedrooms. Several units had become uninhabitable due to damp and odour.
Investigations revealed poor original sealing at facade walls and window perimeters,
compounded by widespread concrete spalling. Any scaffold solution risked major
cost, extended timelines and significant disruption for residents and hotel operations.

Our Solution

Scaffold-Free™ Access Plan

Our PEARS® rope-mounted elevators and MARS™ grid gave full-height reach without hoarding or lane closures, keeping the site live for residents and hotel guests.

Envelope Rectification

Removed and replaced all failed facade and window joints; executed targeted concrete spall repairs and render reinstatement to restore substrate integrity.

Waterproofing System

Applied solvent primer followed by two heavy-build coats (500 µm DFT each) of Emer-Clad, delivering a continuous, UV-stable, vapour-permeable barrier across the elevations.

Quality & Compliance

SkyGridding™ defect mapping, SFS360® checkpoints and photographic records under SE2EPC® governance ensured specification fidelity and warranty readiness.
