Should Commercial Building Owners Invest in Regular Facade Inspections?

Regular facade inspections are crucial for maintaining the safety, appearance, and value of commercial buildings. As a commercial building owner, understanding the benefits and necessity of these inspections can significantly impact your investment and the overall condition of your property.

For a commercial building, It is not just the face that needs to be kept up; it is a necessity to have a well-maintained building as it is essential to safety, regulation compliance, and property value. These include the need to conduct routine facade inspections to be able to identify problems that could be in the early stages and deal with them before they become major problems. The use of this proactive approach can help building owners avoid significant costs and possible risks to safety. This guide aims to understand why commercial building owners should embrace regular facade inspections, the consequences of not inspecting commercial building façade and the key practices in facade maintenance and inspection.

The Consequences of Neglecting Facade Maintenance

Neglecting the appearance of a business’s exterior leaves it vulnerable to many issues, including safety hazards and monetary damages. These problems can be prevented by conducting routine assessments and repairs to maintain the structure and value of the property in the long run. Furthermore, regular inspections contribute to the longevity and structural integrity of the building. By identifying and repairing issues early, the lifespan of the building’s exterior is extended.

Weather conditions such as storms and pollution, as well as general wear and tear over the years, can greatly contribute to the deterioration of the exterior of buildings. Small damages such as cracks and leaks are usually overlooked and can result in water seepage that weakens the building and requires major renovation.

Peeling paint and similar conditions are a great danger to life since they are clear signs that the façade of the building is a danger to everybody inside the building or walking around it. Dislodged or falling parts of a facade pose a threat to people, which can lead to lawsuits or liabilities in case of accidents and sometimes even death.

This is because properties with neglected exterior appearance of the buildings are likely to attract a lower price in the market. Due to signs of negligence, the number of interested customers or tenants is likely to be low, and thus the rental or selling price is likely to be low as well.

Evaluating and repairing the facade problems as early as possible through the inspection will help avoid small problems from becoming major and expensive ones. This is because if regular maintenance is not done then more serious damages occur which are more difficult to fix and more costly.

Many local laws state that buildings have to meet some or any safety and maintenance standards. Failure to perform periodic facade inspections may lead to non-compliance which attracts penalties and legal suits against the building owners.

Why Should Commercial Building Owners Invest in Regular Facade Inspections?

Having proper facade assessment as a routine practice is crucial for commercial building owners to determine the safety, legal requirements, and durability of their structures. Inspections in this case come in handy in assessing the potential issues which if not treated on time can lead to expensive repair works. Here are several reasons why regular facade inspections are a wise investment:
Daily building façade checkups assist in the detection of structural flaws and deterioration. Hence, it is possible to identify areas of the building showing signs of cracks, water seepage and other signs of material wear and tear, and take necessary actions to ensure that the structures are not compromised, thus avoiding major building repairs.
It is important to assess the safety risks such as falling or swinging items such as balconies, parapets and other projections which can be fatal to the people using the building and those passing nearby. These inspections help in identifying any dangerous conditions that need to be attended to avoid accidents and claims.

This is true since the exterior of a building is the first thing that a visitor or a passerby will see, and a good exterior will help boost the property’s value. By conducting maintenance and fixing the problems when they occur, the deterioration that can lead to low property value is prevented so that the building is appealing to the tenants and buyers.

Numerous legal acts of the locality require the inspection of the external envelope of the buildings for signs of danger or instability at certain intervals. It is crucial to adhere to these regulations to avoid legal repercussions and fines that can affect the reputation of building owners and their businesses.
It is sometimes advisable to perform checks on the exterior as it may help to find a solution to the problem before it becomes a big issue hence incurring more expenses. Preventive maintenance costs are generally lower than those of corrective maintenance, repair or replacement; thus the owners of buildings can control and plan their maintenance costs.

Key Practices in Facade Maintenance & Inspection

Proper methods of facade maintenance and inspection are crucial to guarantee the durability and safety of commercial properties. The effectiveness of having a well laid down maintenance schedule is that it can prevent potential problems before they occur thus maintaining the appearance and physical structure of the property. Here are some key practices to follow:

This is especially important as it will help to detect any signs of deterioration or damage to the façade during routine façade inspections. These inspections should be conducted at least once a year, but in the cases of older structures or those that are exposed to severe conditions, more often is desirable. It is always wise to hire professional building inspectors because they can discover problems that might not be observable by non-professionals.

Pertinent records of the inspections as well as the repair should also be kept. Some of the information that should be captured in this documentation includes; Photographs of the condition of the facade, descriptions of the observed conditions and any notes that may have been made during the assessment. Records such as these are very useful for determining how any type of deterioration is advancing and for future work and construction work.

This is because most of the issues that may arise within the structure if not tackled immediately may lead to further development of major structural problems. Other recommendations include sealing and repair of cracks, replacement of weathered materials, and control of water penetration on the facade. Failure to do so is costly in that future building repairs are likely to be more severe than if the problems had been fixed earlier.

The repairs and maintenance must be done using the best quality materials as this is the best way of ensuring that the building is well maintained and that the cost of maintaining the building is well controlled. Durability is always an added advantage and the material will be more resistant to wear and tear from factors such as weather, pollution and UV radiation. Choosing the right material for the facade maintenance cannot be overemphasized because it can save one a lot of money in the future.

Procuring the services of proficient and experienced professionals for the facade inspection and repair is crucial. Professional inspectors and contractors have the understanding and the capability to detect problems and potential solutions. Their expertise makes it possible to perform maintenance and repairs in a proper manner as well as in compliance with the laws of the land.

By following these key practices, building owners can maintain the safety, aesthetics, and value of their properties, ensuring that the facades remain in good condition for years to come.

Frequently Asked Questions

Building facade inspection is very important to avoid any structural failure or any other complications regarding the building. The above aspects explain why regular inspections are crucial as it is easier to prevent problems like cracks, water leaks, and material degradation from becoming severe and posing a danger to the people using the structure or walking underneath it.

Some of the common problems associated with the facades include; cracking, spalling which is the process where parts of the facade peel off, staining, and corrosion of the metal parts of the facade. These may include weathering, fatigue of the materials, poor construction techniques or lack of maintenance.
There is a need for commercial building facades to be checked at least once a year. Thus, the frequency of inspections may be higher for such buildings as older buildings, buildings located in severe climatic conditions, or buildings with previous problems with the facade. This way, it is easier to identify areas that may require attention and have them fixed before they become bigger issues.
More often, legal requirements for periodic facade inspections are obligatory to guarantee the safety of the population. These regulations may demand the building owners to inspect the buildings from time to time and ensure that they meet safety requirements. Non-compliance leads to penalties, legal consequences, and higher probabilities of structures’ failures.

Cannot fault this company. They were professional and polite and keep the occupants well informed as to their activities! Our building looks like new again. The employees are friendly and helpful.
We have just recently had our building facade painted by the team from CPR. The building was built in 1969 and is 8 stories in height - the abseiling worked perfectly for the job. Over 30 years I have been involved in many major projects and the guys from CPR were delightful to work with. The team was led by Vicente and nothing was a problem - the guys were always there to help. The response from other residents in the building is the same - everyone thought all the guys on the job were very friendly, punctual, polite and super obliging. The communications throughout the job was always open with weekly site meetings. We have had positive comments from many of our neighbours about the fantastic result and I would not hesitate to recommend CPR. Katrina

Our experience with Facade upgrade specialists was excellent. The attention to detail wonderful. The entire performance was faultless. The team worked diligently with care and precision as they quietly abseiled down our building. It was a long job over two buildings but it was noteworthy that Abdul and his team worked long hours here. There were no raised voices and than goodness no loud radios. For fifteen months, partly due to Covid, our building seemed to be under siege. Scaffolding had been required by the noisy team who needed to remove then our combustible cladding. Having your Facade team was sheer delight after what had previously been a rude and noisy ordeal. Bravo to you all. Thanks for your good work.
