Size and Scope of the Project

The total extent of the Strata work in turn determines the amount of paint and labor needed. In the case of large buildings and properties with many floors or intricate layouts, the paint demands rise and so does the duration of the painting, adding to the overall budget of the project. Different zones like the individual units, the hallways, and the external walls can have different requirements which means the overall scope and the work will be much bigger than what it was initially estimated to be. Such an inspection helps to determine the scope of work, therefore it is possible to make an accurate cost estimate.

Condition of Surfaces

The condition of the surfaces of the building can be a main factor for the level of the prep work and the labor time. Chipping, flaking, or mold should be addressed before painting to avoid having a poor-quality finish at the end. The reconditioning work, such as sanding, priming, or applying mold-resistant coatings (which may be labor-intensive but will make the new paint job durable and appealing) prolongs the job but ensures the new paint job will last long and keep its beauty.

Quality of Paint and Materials

Using high-quality paints and primers for the outer paint job provides a longer-lasting service and also makes the building look better but it costs more initially. These products are premium quality and they provide better resistance to weathering hence there is a low maintenance cost. VOC-free paints just like low VOCs which are environmentally friendly can be a bit expensive but can help in the promotion of healthy living spaces.

Accessibility and Height

Strata buildings are usually equipped with lifts or scaffolding for safe access to the higher stories which is even more crucial in the case of big complexes. The equipment rental and the skilled labor, which is needed, essentially raise the costs and this is the case when the building is hard to reach, for example, because of the design of the building or the location. First of all, proper safety measures and experienced workers are necessary for these jobs.

Labor Costs

The price tags for labor may be adjusted given the location and the demand for professional painters. It is therefore important that strata painting contractors know how to handle big projects and work safely. Providing quality labor with the right skills translates into a project being completed at the right time with minimal disturbance to the residents.

Factors Influencing the Painting Cost of Your Strata Building

When it comes to painting your Strata property in Australia, it is imperative to get an idea of the cost involved since it is vital. Many things affect the amount of money the final budget will be, among them, the paint quality and the labor costs as well as the size of the building. The price can differ substantially from place to place in response to different economic situations and barriers because of geographical difficulties. Developing precise figures is fundamental for having a workable budget and for getting the best out of your investment.
The labor cost of painting a typical Strata building in Australia may differ from state to state and depend on the experience of the contractor. On average, you should be ready to pay a painter between 35 to 50 dollars per hour. For those projects in the city center, the rate will be higher.
The cost of paint and the material itself may have a huge impact on the budget. A high-quality exterior painting can be expected to cost between $70 and $120 per 10-liter bucket which is enough to cover a surface of approximately 80-100 square meters. Primers and other (specialty) coatings will be an additional cost.

The expenditure for the scaffolding, lifts, and other access equipment can cost somewhere between $5,000 and $10,000, depending on the difficulty of access to the building and its height.
A small strata building with minimal surface complexity would cost around $10,000 to $20,000 to paint. As opposed to smaller buildings with less than three stories that might cost up to $50,000, larger structures with multiple stories, extensive surface repairs, or roof replacements can go over the $50,000 mark.
In the last few months the economy has changed drastically with the increase in cost of materials and labour costs which have led to general price increases. It is worth noting that it’s recommended to obtain updated quotes and account for probable price rises during the design stage.
One other thing that can also change prices is that the prices can change significantly between different states and territories. Concerning urban areas like Sydney and Melbourne, the prices are likely to be more expensive due to the high costs of wages and factors of living such as the cost of living adjustments.
Buying only high-quality paint and making proper preparations may have a higher initial cost, but it allows for a longer time frame between new paint jobs and assures the property’s aesthetic and structural integrity.

We have just recently had our building facade painted by the team from CPR. The building was built in 1969 and is 8 stories in height - the abseiling worked perfectly for the job. Over 30 years I have been involved in many major projects and the guys from CPR were delightful to work with. The team was led by Vicente and nothing was a problem - the guys were always there to help. The response from other residents in the building is the same - everyone thought all the guys on the job were very friendly, punctual, polite and super obliging. The communications throughout the job was always open with weekly site meetings. We have had positive comments from many of our neighbours about the fantastic result and I would not hesitate to recommend CPR. Katrina

Our experience with Facade upgrade specialists was excellent. The attention to detail wonderful. The entire performance was faultless. The team worked diligently with care and precision as they quietly abseiled down our building. It was a long job over two buildings but it was noteworthy that Abdul and his team worked long hours here. There were no raised voices and than goodness no loud radios. For fifteen months, partly due to Covid, our building seemed to be under siege. Scaffolding had been required by the noisy team who needed to remove then our combustible cladding. Having your Facade team was sheer delight after what had previously been a rude and noisy ordeal. Bravo to you all. Thanks for your good work.
